Welcome Back

Emily is a returning client of Boon Brokers. She has used our services frequently over the last few years. For this case, she required assistance with moving home. Her broker, Lucinda, was happy to oblige and arranged a consultation.

Mortgage Consultation

The consultation gave Emily’s broker an opportunity to update her Fact-Find over the phone and understand her requirements fully for the home move. Lucinda discussed Emily’s affordability, the process, expected costs and next steps.

Agreement in Principle

Following a thorough mortgage consultation, Lucinda sourced the market. There were some criteria complications to consider, such as Emily’s maternity leave, but Lucinda managed to identify Emily’s most suitable lender and generated an AIP.

Full Mortgage Application

Due to the early repayment charges tied to Emily’s existing mortgage, it was most cost-effective for her to remain with her existing lender and transfer the account following the home move. Lucinda submitted her application.

Mortgage Offer

Lucinda swiftly certified and submitted all requested documents, such as identity and income proof, to the underwriters to review. Following a successful valuation from the lender’s surveyor, the lender issued Emily’s Offer.

Were you upsizing, downsizing, or relocating for a specific reason?

After recently having our second baby five months ago, we had outgrown our house and needed to upsize, ideally from a three-bedroom to a four-bedroom, to give us more space. We also relocated to a different area, which is outside the town centre. The biggest reason for relocating was my little girl’s school; we were originally not in the correct catchment area, but we now are.

What were your biggest concerns before starting the mortgage process?

Our biggest concern before starting the mortgage process was that we might not actually get a mortgage. Having been on statutory maternity pay three months prior to applying, and for the following six months, we thought this would significantly affect how much we could borrow, if anything at all. But this wasn’t the case.

We chose Boon Brokers to help with our move as they were recommended to us six years ago. Six years ago, we purchased our first home and met with Gerard and Michael, who gave us everything we needed to know as first-time buyers and guided us through the process. Every question we had was explained professionally and efficiently. Fast forward six years to our third purchase – with remortgages in between – and we wouldn’t choose to go with anyone else!

Were there any points where things got stressful, and how did we help?

Yes, things did get really stressful. The mortgage lender gave us an agreement in principle to allow us to make an offer on a property. When it came to the mortgage application, the lender declined, and we couldn’t understand why. After multiple emails and phone calls back and forth with the team at Boon Brokers, they managed to find out the reason and resolve it with supporting documents. This allowed us to proceed with the mortgage application with the original lender.

The Outcome

Did we help you save money or access a better rate?

We are very happy with the advice given, as it meant we were able to get a better mortgage offer and save some money. When we looked at a mortgage, we had only just fixed into a new one, so we needed to weigh up the best option. The best option was to leave the lender we were with and get a better rate with someone else. Although this meant paying early repayment fees, it allowed us to purchase a higher-valued property and also get a lower rate, saving us money over the term.

Were you happy with how quickly everything was arranged?

We are extremely happy with how quickly everything was arranged. As soon as the fact-find was complete, the next thing we knew, we had an agreement in principle. The team at Boon Brokers always gets the best offer and lender, taking all aspects into account, so minimal questions have to be asked. When notifying them that we had our offer accepted, the application was submitted the same day. The application was then approved within a few days, and all documents were sent to us and our solicitors on the same day.

Personal Reflections

What part of the move was most exciting for you and your family?

The part of the move that was the most exciting for us was actually getting a mortgage approved. At the beginning, we thought we were just living in hope and wouldn’t be able to, due to being on maternity leave. As soon as the affordability assessment was completed and we were told we could proceed, the joy it brought us as a new family of four was amazing, as it meant we could get a bigger house in a better area. Our three-year-old would say her most exciting part is moving into her new big bedroom.

How does your new home suit your needs compared to your previous one?

Our new home suits our needs more as it’s a lot bigger, meaning both of our girls can have a larger bedroom that can accommodate all their toys. We are now in the catchment area for my little girl’s school, so we don’t have the dread of having to move her somewhere new after being there for the last two years. We are out of town, so we don’t have the chaos of traffic and public transport. The biggest benefit for us is now having a detached house with enclosed access all the way around. Before, we were in an end-of-terrace house where our neighbours had right-of-access across our garden.

Would you recommend Boon Brokers to someone planning a home move?

I would 100% recommend Boon Brokers to anyone moving home; in fact, we already have over the last six years. The professional service we have received over the years, and continue to get, is second to none. They are always on hand to offer advice and answer any questions you may have, always putting our best interests first. They make you feel like you are their only customer and get their undivided attention, which I know isn’t the case as they are very busy, but it’s amazing to be made to feel like this.

The team at Boon Brokers, keep doing what you are doing; don’t change anything. You have helped us endlessly, and we will always be so grateful for the advice and support you give us.
